Planning a Home Sauna: Decisions in the Right Order

What should you decide first when planning a sauna?

Decide how the sauna will be used before you draw a single wall. One bather warming up after workouts needs a different room than four people gathering on Saturday evenings — different bench length, different volume, different heater, different budget. Purpose is the cheapest decision you will make and the most expensive one to change later, because every number downstream depends on it.

Be honest about the ritual you want, too. A wood-fired stove asks for kindling, tending, and patience; an electric heater on a schedule asks for a button press. Both run a fine sauna. And if hosting is part of the plan, remember the space outside the hot room — somewhere to cool down, rinse, and talk does more for a sauna evening than an extra foot of bench inside.

Seven decisions, in this order:

  1. Purpose — who bathes, how often, sitting up or lying down.
  2. Location — basement, bathroom, garage, or a backyard building.
  3. Size — worked out from bench length, not floor area.
  4. Ceiling height — set by how steam behaves, not by habit.
  5. Layout — benches, door, heater, and vents in the right relationship.
  6. Heater type — electric, wood-burning, or a different appliance entirely.
  7. Budget — checked honestly against the first six answers.

Each answer narrows the next, which is why the order matters. Once these seven are settled, the rest of the build series takes over.

Where should a home sauna go?

The best location is the one where moisture, fire rules, and the heater’s electrical feed are easiest to handle. For most houses that means a basement corner or a detached building in the yard; bathrooms and garages work too, each with one specific precaution.

Two catches deserve emphasis. In basements, never frame the sauna tight against foundation concrete: below-grade walls stay permanently damp, and a foil-lined sauna wall pressed against them traps water in the framing — the classic hidden-rot assembly. Leave an air gap and a capillary break. Suomen Saunaseura’s construction guidance makes the same demand of every sauna wall: the assembly must be able to dry, and in framed walls that means ventilated gaps. In garages, the code-required fire-separation drywall between garage and dwelling must remain complete behind and around the sauna; anything you cut has to be rebuilt to the same rating.

Outdoors, placement is its own small study. Check your setback rules before falling in love with a corner of the yard, keep the walk from the house short enough for winter bare feet, and face the door or a window toward whatever is worth looking at. A sauna you can see from the kitchen window gets used more than one hidden behind the shed.

How big should a home sauna be?

Size the room from bench length, not floor area. Plan 24 inches of top-bench run per relaxed bather — 18 inches if people sit packed shoulder to shoulder — and do not count inside corners, which are turning and foot space, not seats. Anyone who wants to lie down needs a bench about 6 feet long.

Cross-check the volume: about 106 cubic feet (3 m³) of room per bather is the floor, and 4 m³ each is comfortable — Trumpkin’s Notes gives 3–6 m³ per person as the working range. Then stop growing. Every cubic foot you add gets heated on every session, so an oversized room warms slower, runs costlier, and demands a bigger heater. The best-loved home saunas tend to be the small ones. How high should the sauna ceiling be?

84 inches — seven feet — is the classic North American sauna ceiling, and it is tall enough when the benches are planned together with it. The real rule is not the ceiling number. Heat and löyly (the spirit or steam that rises off the stones) pool in a cloud under the ceiling, and the top bench must lift bathers into that cloud: shoulders belong 100–120 cm below the ceiling. Liikkanen’s Finnish design guidance and Trumpkin’s Notes agree on the band. With an 84-inch ceiling, that puts the top bench at 38 inches or higher.

Taller ceilings are legitimate — Finnish rooms commonly run 220–230 cm — but only if the bench stack climbs with them. A tall ceiling over low benches lets the steam cloud pass over everyone’s head, which is the single most common reason home saunas feel weak. Do not buy height you cannot put benches into. In a basement with a fixed low ceiling, the ceiling is your first constraint and the bench heights follow from it. Below about 71 inches you cannot stack two usable bench levels at all, so a crawl-space corner is not a candidate.

What layout puts benches, heater, door, and vents in the right places?

Put two bench levels against the walls farthest from the door, and the heater near the door wall at its listed clearances. Leave an aisle of at least 24 inches after the bench depth — 30 feels generous. The lower bench sits about 18 inches below the top one; it works as a seat, a step, and a footrest at once. Never run a bench directly above the heater: heat leaves the stones in a widening cone, and a bench edge inside that cone cooks knees even when the printed clearances are met.

Two details are non-negotiable. The door swings outward and never latches — a roller or magnetic catch only, so a bather who faints against it can still be reached. And the room needs two vents placed as a system: in a passive layout, intake low near the heater, exhaust high on the opposite wall. Sketch the room to scale — graph paper is enough — and walk the sequence mentally: in the door, past the heater, up the step, onto the top bench. If any move feels tight on paper, it will feel tighter at 80 °C.

Which Finnish rules should every plan follow?

Finnish practice condenses the hot room into four rules. Each one earns its place.

  1. Set the stove’s stone top 2–3 inches below the bathers’ foot level. Heat stratifies sharply, and a bather whose feet hang below the stones sweats at the head while the feet stay cold.
  2. Leave a gap of about 2 inches under the door.
  3. Put the intake vent near the stove, about a foot off the floor, and the exhaust on the opposite wall near the ceiling.
  4. Build the ceiling at 2.20–2.30 m.

The first rule — feet at or above the stones — is what Liikkanen’s bench guidance calls löylyn laki, the Law of Löyly, and what Trumpkin’s Notes carried into North American practice. The vent placement is the textbook passive scheme. The door gap is the intake path most builders forget. The ceiling height matches the bench-to-ceiling band above.

Which heater type should you plan around?

Choose the heater type before you finalize the layout, because clearances, venting, and the electrical plan all hang on it. The kiuas (the stone-topped sauna stove) is the heart of the room — by Finnish practice, stones you can throw water on are what make a sauna a sauna.

Sizing is arithmetic, not guesswork. Harvia’s calculator starts at 1 kW per cubic meter of room — about 1 kW per 35 cubic feet — and the rated ranges on electric heaters stretch to roughly 1 kW per 50 cubic feet; every square foot of glass or stone surface adds three to four “phantom” cubic feet before you size. One honest note: an infrared cabin is not a lesser product, but without stones and löyly it is a different thing, and the Finnish health literature does not transfer to it.

What does a home sauna honestly cost?

Two things drive sauna price: size and materials. Every added foot of room multiplies cladding, insulation, and bench lumber, and every step up in wood — from knotty spruce toward premium thermally modified species — multiplies the cost of the same square footage again. Heaters span an equally wide range, from a basic electric unit for a few hundred dollars to large wood stoves with full chimney systems, or feature-rich app-controlled units, for several thousand. Running cost follows the same logic: a small, well-insulated room on a right-sized heater draws less power per session than a showpiece.

Then add the lines first-time builders forget: the electrician’s dedicated circuit, which often costs as much as a small heater; the tempered-glass door; vent grilles; stones; foil and high-temperature tape; fasteners. Plan on paper until all seven decisions agree with one another. Changes cost nothing at this stage and a great deal after the foil is stapled. When the plan holds together, print the pre-build checklist before you order the first board.

Questions people ask

Can I build a sauna from reclaimed barn oak?
Not the surfaces you touch. Oak is dense, so it stores and conducts heat — an oak bench gets uncomfortably hot against bare skin at temperatures aspen shrugs off — and its tannins can darken and stain in a hot, damp room. Reclaimed oak is fine for concealed framing, floors, or exterior trim. Panel and bench with aspen, alder, or another low-density softwood.
How big should a two-person sauna be?
About 5 by 7 feet inside, with a 7-foot ceiling, is a comfortable two-person room. The bench rule drives it: 24 inches of top-bench length per relaxed bather, and a 6-foot bench lets one person lie down. Smaller footprints work, but check that roughly 106 cubic feet of volume per bather remains.
Is a 7-foot ceiling tall enough for a sauna?
